Different homes, different questions
- Sanford: A Lake Monroe riverfront city with historic downtown and inland subdivisions. Check historic renovations, lakeside flood concerns and commute routes.
- Lake Mary: A business and residential center near I-4 with managed communities. Compare association dues, school zones and commutes.
- Altamonte Springs: A suburban city with lake-adjacent apartments and townhome communities. Check condo and association rules, older structures and traffic.
- Oviedo: An eastern Seminole city with suburban and older residential pockets. Review road access, association costs and local school assignments.
Schools and district resources
Florida counties operate public school districts. Before making a decision about a specific home, check the school assignment using the full property address. The official 2026 grades are performance reports, not guarantees of an address assignment or eligibility for a particular program.
Use the Florida school district directory and 2026 school and district report cards.
How can I confirm a school assignment?
Ask the relevant school district to confirm zoning and enrollment rules for the exact address. Magnet, charter and choice programs may have separate applications or eligibility criteria.
Property taxes and recurring housing costs
Florida property tax is parcel-specific, with taxable value, local millage, exemptions and special assessments all affecting the bill. A prior owner tax bill is not a reliable prediction of the next owner tax bill.
Find the county property appraiser and tax collector via the Florida Department of Revenue directory.
- Review eligibility for homestead and other property tax exemptions.
- Budget for windstorm and flood insurance based on the actual address.
- Include HOA, condo, CDD, utility and maintenance costs where applicable.
Use FEMA flood maps and request a property-specific insurance quote before making assumptions about cost.
