PLEASE CAREFULLY REVIEW THE FOLLOWING GUIDELINES BEFORE SUBMITTING YOUR APPLICATION.
REQUIREMENTS:
• ALL ADULTS 18 AND OVER MUST FULLY COMPLETE SEPARATE APPLICATIONS.
• Anchor House REQUIRES A $100.00 PROCESSING FEE TO BE PAID FOR EVERY APPLICATION. THIS FEE IS NON-REFUNDABLE ONCE THE APPLICATION IS PROCESSED.
• VALID GOVERNMENT ID + SOCIAL SECURITY CARD
• NET COMBINED HOUSEHOLD INCOME SHOULD EQUAL 2.5 TIMES THE RENTAL AMOUNT.
• RENTER’S INSURANCE IS REQUIRED WITH A MINIMUM OF $250,000 IN COVERAGE WITH AN ENDORSEMENT THAT COVERS BACKUP & OVERFLOW. If you do not have renters insurance, you will be automatically enrolled into one that we provide at $15/month.
• APPLICANTS MUST VIEW THE PROPERTY IN PERSON.
• FOR EMPLOYED applicants: SUBMIT COPIES OF LAST 2 MONTHS OF PAY STUBS.

SUBMIT SCHEDULE 1040 OF LAST 2 YEARS FED. TAX RETURNS + 6-MONTH P&L STATEMENT

OTHER SOURCES OF INCOME:

SUBMIT AWARD LETTERS FOR ANY OTHER SOURCES OF INCOME (EXAMPLES: SSI/HOUSING VOUCHER/RETIREMENT/NEW EMPLOYMENT) AND PROOF OF THEIR DEPOSIT WITH BANK STATEMENTS IF APPLICABLE. RENTAL OR MORTGAGE HISTORY GUIDELINES ALL RENTAL VERIFICATION MUST BE IN WRITING. ALL LANDLORDS WILL BE CONTACTED.

• RENTAL REFERENCES WILL BE CONSIDERED UNVERIFIABLE IF AFTER 5 BUSINESS DAYS YOUR CURRENT LANDLORD DOES NOT COMPLETE RESIDENCE VERIFICATION.

• PREVIOUS UNLAWFUL DETAINER (EVICTION) LAWSUIT IN THE LAST 7 YEARS, OR ANY DEFAULT ON ANY OBLIGATION OF A RENTAL AGREEMENT OR LEASE (I.E. LATE PAYMENTS, NSF CHECKS, NOISE COMPLAINTS) WOULD BE GROUNDS FOR DENIAL OF AN APPLICATION. CREDIT GUIDELINES ANCHOR HOUSE RENTAL REQUIREMENTS & GUIDELINES ALL APPLICANTS MUST SUBMIT TO A CREDIT HISTORY CHECK.

THE FOLLOWING ITEMS MAY DISQUALIFY RENTAL ACCEPTANCE OR BE THE GROUNDS FOR DENIAL OF AN APPLICATION:

• HISTORY OF ACCOUNTS IN COLLECTION STATUS.

• HISTORY OF DELINQUENT PAYMENTS.

• HISTORY OF DELINQUENT RENTS.

• ANY BANKRUPTCY PROCEEDING IN THE LAST 5 YEARS.

• CREDIT SCORE OF LESS THAN 630.

NOT ALL PROPERTIES ACCEPT PETS.

• IF PETS ARE ALLOWED THERE IS AN ADDITIONAL $300.00 NON-REFUNDABLE FEE AND $30.00 PET FEE PER MONTH.
• SERVICE ANIMALS DO NOT COUNT AS PETS AND YOU WILL NOT BE REQUIRED TO PAY ANY PET FEES, DOCUMENTATION IS REQUIRED.
• IF PETS ARE ALLOWED, THEY MUST BE ADDED TO YOUR RENTER’S INSURANCE POLICY. 
 




MOVE-IN CHECKLIST

Use Our Checklists for a Seamless Move Moving is often a tedious job, but at Anchor House we strive to make the move in process as simple as possible.
Anchor House wants all of our tenants to enjoy a smooth move-in experience when taking occupancy of their residential property. After your application has been fully approved, your property manager will contact you to begin the leasing process. There are several steps associated with the move in process and we will work closely with you to keep everything on track.
-Lease executed and remainder of deposit lodged
-Tenant Handbook reviewed
-Utilities connected
-1st month’s rent and all security deposits submitted
-Inspection and orientation performed
-Electricity: GRU: 352-334-3434 must be notified to transfer service into your name 24 hours prior to move-in. Please obtain your new account # to provide us so we can verify. (If applicable)
-Water/Sewer/Trash: Call your local city to notify them of the transfer of service into your name 24 hours prior to move-in. Please obtain your new account # to provide us so we can verify. (If applicable)
-Rent is due on the 1st of the month, you may pay by Cashier's Check or Money Order (made to “Anchor House”), or online Via the Tenant Portal.
-You will not be billed or a sent a sent a notice to pay, if the payment is not received by the 5th you will be assessed a late fee as set forth in your lease agreement.
-Keys Will be given from our Property Manager on the day you are authorized to move in
-Emergencies are to be reported to the management company.
-When you move in please be aware of the location of the water turn off valve and/or gas valve (if applicable) and breaker box.
Move-in Inspection Form is included in the tenant packet. Please fill this out indicating any noticeable damage in the rental and return to us within 72-hours.
Tenant is responsible for the following:
-Yard care (If not mentioned in the lease)/watering (by hand if sprinklers broken/ not available or necessary) Minor trimming, pruning & weeding beds
-Testing and changing batteries in smoke detectors and/or carbon monoxide detectors
-Changing all inoperable light bulbs (60 watt maximum) and fluorescent tubes in easily accessible light fixtures.
-Keep dryer vents & house vents inside & out clean
-Pest control (for details please call the office)
-Inside & outside window cleaning
-Maintain the unit temperature at 78° to prevent mold or mildew
-Tenant is responsible for all maintenance of water softener and water purification systems (if applicable).
-Drain stoppage (clogging) when caused by tenant.
-Do not put potato peelings, onion skins, or artichoke trimmings through the disposal. Any other food placed in the disposal should have cold water run through the drain for at least 10 seconds after grinding. This carries the food out to the main sewer.
-Payment of rent or other charges as determined by lease and addendum.
-Do not use the drop-in cleaners in the tank of the toilet. This will destroy the rubber in the fittings. The type that clip to the bowl edge are best.
No foreign items are to be flushed away. This includes: baby wipes, tampons, diapers, paper towels, dental floss, clumping kitty litter, etc. these items will clog the drain and you will be charged for the repairs.
