Florida For Sale By Owner
Sell it yourself.
Close it professionally.
You can market a property without a listing agent and still use an experienced title team for title, escrow, settlement and closing coordination. Atlantic Title Firm helps eligible Florida FSBO transactions move from contract to keys.
What the title team handles
You handle the sale. We help coordinate the closing.
FSBO does not have to mean DIY settlement. Once buyer and seller have a contract, a title and closing team can coordinate the title-side work and keep the parties moving toward closing.
Open title
Send the contract, property and party information so the file can be opened and title work can begin.
Research & requirements
Title, payoff, association and other closing requirements are identified and coordinated as applicable.
Settlement coordination
Buyer, seller, lender and other transaction parties work through the items needed for a clean closing.
Sign, fund & record
Final documents and funds are coordinated and recordable documents are handled as required.
Why FSBO sellers use title
A private sale still has a real closing.
Even when no listing broker is involved, the transaction still has deadlines, ownership questions, title requirements, money moving between parties and documents that must be handled correctly.
FSBO readiness
Bring the file together before closing week.
Signed agreement
Have the fully executed purchase agreement and amendments available for the title team.
Party details
Provide accurate buyer/seller names, contact information and entity/trust details when applicable.
Closing context
Share known mortgage/payoff, HOA/condo, tenant, probate, lien or ownership issues as early as possible.
Safe funding
Verify wiring instructions through a trusted channel. Treat unexpected emailed changes as suspicious.
Open the file
Already have a buyer and a contract?
That is the point where the title team should get involved. Open the order online and mark the transaction as FSBO so the file starts with the right context.
This page is general information, not legal advice. Title/settlement services are provided through Atlantic Title Firm. Legal representation or custom legal advice should be obtained from an attorney.
FSBO Questions
Common closing questions.
Do I need a real estate agent to use a title company?
No. A FSBO transaction can still use a title and settlement company. The title team works from the contract and coordinates the closing side of the file.
Will the title company negotiate the contract for me?
A title agent is not a substitute for your own legal counsel or real estate representation. If you need legal advice, contract negotiation or legal representation, work with an attorney.
When should I open title?
Once the purchase agreement is executed, opening title early gives the closing team time to identify title and settlement requirements before the closing deadline.
Can the buyer have financing?
Yes. When financing is involved, the lender and title team coordinate the closing requirements and figures needed for the transaction.
